Licensing is the proper authorization required to carry out building works. Administrative permits are imperative in most construction processes. However, some projects waive these licensing requirements. For example, rehabilitation, conservation, and alterations with “minor urbanistic relevance” — that is, construction works that do not alter the structure or the exterior appearance of the building — can forgo this step.
GETTING PERMISSION
It’s important to highlight that, despite being an exception to the rule in the context of construction processes and licensing requests, if the real estate asset is considered heritage or is located a historical zone, there is always some kind of licensing that must be submitted. General permission for local authorities ( Preliminary Information Request)
The Preliminary Information Request aims to obtain preliminary approval of the Architecture Project. When one of our architects develops a Preliminary Information Request, they integrate the preliminary study drawings for municipal approval of the proposal’s overall appearance, as well as other necessary elements such as height, facade alterations, and project materials

Design permission for the local authorities
Licensing drawings are created at a more detailed scale than the Preliminary Study. They consider the other project specialties, including area charts, urban planning parameters, accessibility, descriptive reports, and photomontages. This stage leads to the approval of the Architecture Project.
A more detailed permission for local authorities
If there is an approved Preliminary Information Request, the architectural project can be submitted to municipal authorities, along with the specialties. In these cases, which should be led by an architect, approval is faster. The goal at this stage is to get approval for the Architecture Project and its specialties.
